2. It is agreed that the Cabin will be used only as a private dwelling for the use of the Tenant and family/group. The maximum number of occupants for this unit is 12 unless otherwise arranged.
3. Tenant acknowledges by execution of this Lease the following Rules, Regulations and Restrictions:
(a) It is Tenant's responsibility to wash all dishes, towels and linens prior to departure. Tenant will surrender possession of the Cabin in as good a condition as it was upon arrival, reasonable wear and tear or act of God excepted.
(b) If Tenant fails to pay balance due by 30 days prior to occupancy, deposit will be retained. If the unit is not re-let for the remainder of the rental period leased, the Tenant is liable to the Owner for the full value of the agreed rental.
(c) The Tenant will replace or restore any damaged personal property of the Owner in the Cabin or damage or injury to the building, resulting from lack of reasonable care and attention or by negligence.
(d) If during the term of this Lease, the Cabin is damaged by fire or other casualty not caused by the tenant and the Cabin cannot be occupied, the Lease shall terminate on that date and Tenant shall be liable for rent only to the day of casualty.
(e) This Lease may not be assigned or sublet the premises .
(f) Tenant acknowledges he accepts the Cabin in "as is" condition and waives the right to withhold rent for any alleged deficiency.
(g) The Owner shall not be liable for any injuries, accidental or otherwise, to person or property of the Tenant or guests of the Tenant during the term of this Lease.
(h) Telephone service is available, however, Tenant shall charge all long distance calls to his home telephone number or credit card or call collect ("1-800-COLLECT" IS FINE). Do not use the "10-10-321" type codes to make these calls. NOTE: Baltimore, Washington, and Montgomery County are long distance calls. The unit telephone number is (301) 271-7899.
(i) NO ANIMALS OR PETS OF ANY KIND SHALL BE ALLOWED. WITHOUT PRIOR WRITTEN CONSENT. VIOLATION SHALL BRING IMMEDIATE EVICTION WITH FORFEITURE OF ANY AND ALL RENTS PAID.
(j) Smoking is not permitted in the subject premises.
(k) Owners reserve the right to enter the subject premises during the term of this Lease to either inspect the premises and/or make necessary repairs. Owners will attempt to provide reasonable advance notice prior to entering the premises during the term of this Lease.
(l) A refundable damage deposit is due with the balance of the rent. The deposit will be fully refunded within 15 days of your departure provided there is no damage to the property, that you left the property in good condition (see 3(a) above) and that you vacated the premises and all keys are received by owner within 1 week of departure.
